The building’s energy center is being installed on the roof.

The challenge: Renovate without disruption. Modernize without closing. Guests checked in in the morning; construction work began in the evening according to a carefully coordinated schedule. Only the final phase required a brief 12-day closure.

Heat pumps weighing several metric tons were hoisted onto the roof by crane, while at the same time teams in all 183 apartments replaced old radiators with modern fan coil systems. The new fan coils heat in the winter and cool in the summer. Comfort reimagined.

Digital 3D documentation using Matterport ensured a comprehensive overview of all trades during ongoing operations.

In its role as general contractor, Schwitzke Project managed the project from planning through to turnkey handover, coordinating the various trades on a daily basis. The on-time completion proves that energy-efficient retrofitting of existing buildings is possible without months of downtime. A flagship project for sustainable hotel renovation in Berlin.
